Why Contes and Falicon appeal to more and more buyers
Central Nice and the coastline (Villefranche, Beaulieu, Cap-Ferrat) carry strong price pressure per sqm, driven by limited supply and international demand. Falicon (15 min from Nice) and Contes (25 min from Nice) remain human-scale villages — village houses, small co-ownerships, building plots — with direct access to the city without the constraints of a dense urban centre: parking, overlook, noise.
This is a classic trade-off on the Riviera: accepting a few extra minutes of travel in exchange for a noticeably lighter budget per sqm, an outdoor space (balcony, garden, plot) that's easier to secure, and a greener setting.
The type of properties found in these towns
In Falicon, you'll mainly find semi-detached or detached houses with hillside views, as well as building plots within a subdivision — a rarity so close to Nice, where buildable land has become very scarce. In Contes, the market leans toward small village co-ownerships (2 to 3 rooms), at price levels noticeably below Nice, with varying renovation needs depending on the property (some already renovated, others needing refreshing).
Points to check before buying
- Actual travel time — it varies by time of day and season; verify it yourself for the hours that matter to you before committing.
- Floor and elevator — many small village co-ownerships have no elevator; worth confirming if that matters to you.
