A market with several speeds
Nice is not a uniform market: price per sqm varies significantly from one neighbourhood to another, and sometimes from one street to the next. The seafront (Promenade des Anglais, Carré d'Or) and certain sought-after residential areas (Cimiez, Fabron, Rimiez) trade noticeably above more popular or outlying neighbourhoods. Sea view, floor level, orientation, and the presence of outdoor space (balcony, terrace, garden) remain the criteria that most affect price for equal surface area.
What actually drives price per sqm
- The view — sea, open hillside, or overlook: often the first negotiating point, even before surface area.
- Floor and elevator — a ground floor or top floor without an elevator generally trades below market, unless offset by a compensating feature (private garden, terrace).
- Condition — a property needing renovation logically trades at a discount reflecting the estimated works, plus a risk premium buyers factor into their offer.
- Energy rating (DPE) — since the Climate and Resilience law, properties rated F or G must disclose their energy consumption in any listing, and this increasingly weighs on negotiation and rental eligibility.
- Co-ownership charges and building condition — high charges or upcoming approved works can reduce a property's appeal despite an attractive asking price.
Central Nice or the hills nearby?
Facing price pressure in the city centre, some buyers turn to the nearby hills (Falicon, Contes, Châteauneuf-Villevieille) for more space, an outdoor area, or a building plot — at the cost of a few extra minutes of travel. It's a trade-off to make based on your actual use of the property (primary residence, second home, rental investment).
